Over 800 Utah Driveways Sealed: What We’ve Learned About Protecting Concrete in Utah

5 min read

If there is one thing we’ve learned after sealing more than 500 driveways across Utah, it’s that concrete in our state takes a beating.

A driveway may look nearly perfect when a home is first built, but Utah’s weather can change that quickly. Snow, ice, road salts, freeze-thaw cycles, hot summer temperatures and everyday vehicle traffic all take a toll on exposed concrete.

At MDRN Concrete Specialties, we’ve sealed driveways throughout Northern Utah, Salt Lake County, Utah County, Summit County and Wasatch County. From homes in Park City and Midway to Alpine, Highland, Draper, Holladay, Farmington and Kaysville, we’ve seen firsthand how much of a difference properly protecting concrete can make.

And after more than 500 driveways, our biggest piece of advice is simple:

Don’t wait until your concrete starts deteriorating to think about protecting it.

Why Utah Driveways Need Protection

Utah is particularly hard on exterior concrete because of the amount of temperature change we experience throughout the year.

Concrete is porous. When moisture makes its way into the surface and temperatures drop below freezing, that moisture can freeze and expand. Repeated cycles of freezing and thawing can contribute to surface deterioration over time.

Then there’s winter driving.

Vehicles bring snow, slush and deicing chemicals back onto the driveway. Those contaminants can sit on the concrete repeatedly throughout the winter.

By spring, homeowners may begin noticing changes such as:

  • Surface flaking or scaling

  • Small pits in the concrete

  • Discoloration

  • Increased staining

  • Worn-looking areas where vehicles are regularly parked

  • Cracks that become more noticeable over time

A quality concrete sealer creates an additional layer of protection against moisture and contaminants before they have as much opportunity to penetrate the concrete.

Sealing Is Especially Important for High-End Homes

We work on a lot of custom homes throughout Utah, and the driveway is often one of the largest visible surfaces on the property.

Think about a home in Park City, Alpine, Highland, Midway or Draper. Considerable thought goes into the exterior finishes: stone, landscaping, lighting, garage doors and architectural details.

Then, directly in front of the home, there may be thousands of square feet of exposed concrete.

When that concrete starts looking stained, weathered or deteriorated, it can affect the appearance of the entire property.

That’s why we look at concrete sealing as more than maintenance. It’s part of protecting the exterior finish of the home.

A professionally sealed driveway can help the concrete maintain a cleaner, more consistent appearance while making routine maintenance easier.

New Concrete Doesn't Mean Protected Concrete

One misconception we hear regularly is that new concrete doesn't need to be sealed.

In reality, some of the best candidates for sealing are newer driveways that are still in excellent condition.

Once concrete has significant scaling, spalling or surface deterioration, sealing isn't going to magically restore the original surface. Repairs or more extensive restoration may be necessary.

Sealing is preventative.

The goal is to protect good concrete while it's still good concrete.

This is especially relevant with large custom driveways. Replacing thousands of square feet of decorative or standard concrete can become a major expense. Protecting it early is considerably easier than dealing with widespread deterioration later.

Not Every Concrete Sealer Is the Same

After sealing hundreds of driveways, we've also seen plenty of concrete that was technically "sealed" but wasn't necessarily protected well.

The product matters.

The preparation matters.

And the way the sealer is applied matters.

Before sealing a driveway, we evaluate the existing concrete, its condition, previous treatments and what the homeowner wants the finished surface to look like.

There isn't one sealer that's right for every piece of concrete.

Some homeowners want protection with very little change to the natural appearance of the driveway. Other concrete surfaces may benefit from a product that enhances color or changes the finished appearance.

That's why we don't approach every driveway exactly the same way.

Preparation Is Just as Important as the Sealer

You can buy an excellent concrete sealer and still get a poor result if the surface isn't prepared correctly.

Concrete needs to be properly cleaned and prepared before sealing. Dirt, oils, stains, previous coatings and other contaminants can interfere with how a product performs.

We've worked on enough concrete over the years to know that shortcuts during preparation usually show up later.

Our goal isn't simply to make a driveway look good on the day we finish it. We want to use a system appropriate for the concrete and Utah's conditions.

We've Sealed Driveways Across Northern Utah

More than 800 driveway sealing projects have taken us into neighborhoods throughout the Wasatch Front and surrounding mountain communities.

We provide concrete driveway sealing in and around:

Park City, Midway, Heber City, Kamas, Alpine, Highland, Draper, Holladay, Cottonwood Heights, Sandy, Salt Lake City, Farmington, Kaysville, Fruit Heights, Centerville, Bountiful, Layton, Mountain Green, Eden, Huntsville, Lehi, Saratoga Springs and surrounding Utah communities.

Every area is a little different.

Mountain homes in Park City, Deer Valley, Midway and the Heber Valley can experience substantial winter exposure. Homes along the Wasatch Front deal with their own combination of snow, deicing products and summer heat.

The common denominator is that exterior concrete is exposed year-round.

When Should You Seal a Concrete Driveway in Utah?

You don't need to wait until your driveway looks bad.

In fact, we generally recommend thinking about concrete protection while the driveway is still in good condition.

If water quickly absorbs into the concrete instead of remaining on the surface, or if the driveway is becoming increasingly difficult to keep clean, it may be worth having the concrete evaluated.

Existing sealers also don't last forever. Exposure, traffic and the type of product previously applied all affect how long protection lasts.

Rather than relying on a universal schedule, we prefer to look at the actual condition of the concrete and determine what it needs.

Can You Seal Older Concrete?

Absolutely.

We seal plenty of existing driveways.

Older concrete may require additional cleaning, preparation, stain treatment or minor repairs before it can be sealed. The condition of the surface will determine what makes sense.

The important thing is setting realistic expectations.

Sealer can help protect existing concrete, but it isn't a replacement for damaged concrete. If the driveway already has extensive scaling or deterioration, we'll tell you that rather than pretending a sealer will fix something it can't.

What 800+ Driveways Have Taught Us

After working on more than 800 Utah driveways, we've learned that concrete usually doesn't fail all at once.

It happens gradually.

A little surface wear becomes more noticeable. Small pits appear. The concrete becomes easier to stain. Winter after winter, moisture and contaminants continue working their way into the surface.

Homeowners often don't think much about their driveway until that deterioration is already underway.

That's why we're big believers in preventative concrete maintenance.

You already paid for the concrete.

Protect it.
